Our Service

Hardmans Express HIPS will produce a Home Information Pack (HIP) for you and will include the following:

• An Index, Local and Water Searches, EPC, Sales Statement and Title documentation.

The HIP only provides limited information for any prospective buyer, it does not include a detailed legal contract covering specific terms. It will not answer all of the questions that a buyer/buyer’s solicitor will raise.

Completion of the HIP

Once you have completed and returned your instruction form, your Estate Agent will be able to market your property. It is therefore imperative that you complete the instruction form and return it to our HIP Department, in the pre-paid envelope provided, or by fax on 01604 634477, so as not to delay the process. Once Hardmans Express HIPS have received your completed instruction form and payment in full, the production of the HIP will begin. During this time ourexperienced staff will be on hand to answer any of your questions regarding the HIP.

Conveyancing Service provided by Hardmans

In order to keep your transaction running smoothly and stress free, the staff at Hardmans will also provide you with a ‘No Sale No Fee’ Fixed Quotation for your sale and for any onward purchase. As part of the ongoing customer service they will contact you to discuss your future plans and provide you with the necessary forms for you to complete and return so as to not delay your move.

This form explains the basis on which our firm will carry out all the necessary work relating to the preparation of the HIP.

Fees

We have provided you with a quotation of our fees and likely disbursements to enable us to complete the production of the HIP.

The quote for our fees relate simply to the preparation of a HIP from the property referred to in the quotation. On occasion, it may be necessary for us to carry out additional work.We will however discuss this with you should the need arise.

The Cost of Our Hip

In addition to our standard fees as set out in our attached letter please note the following: There will be an additional £3.00 charge for using a debit or credit card.

If you are selling a leasehold/shared ownership property your management company may charge extra fees to produce required information for the HIP.

The HIP will remain the property of Hardmans Express HIPS until payment has been made in full. Methods of payment include, cash, cheques (made payable to Hardmans Express HIPS Ltd), credit card and debit card. Once you have instructed us to commence production of your HIP you become liable for the full fee referred to in the quotation provided.

Deferred Payment

If you have decided to order your HIP on a deferred basis, payment is to be made at the end of the deferred period from the date of instruction.

Termination

You may terminate your instructions to us in writing at any time.

We will decide to stop acting for you only with very good reason and upon giving you reasonable notice.

Raising Queries or Concerns with us

We are confident that we will give you a high quality service in all respects. However, if you have any queries or concerns about our work, please raise your concerns with a member of our HIP Department in the first instance. If that does not resolve the problem to your satisfaction or you would prefer not to speak to a member of our HIP Department please telephone Julie Adams, our New Business Manager.

It is therefore important that you immediately raise your concerns with us. We value you as a client and would not wish to think you have any reason to be unhappy with us.
