Home Information Packs were phased in on the 15th August 2007. The first stage of the roll out meant that all houses that had four or more bedrooms had to obtain a HIP before placing their property on the market. This was then extended to 3 bedrooms. The Government recently announced the next phase in the implementation of the Home Information Packs. From the 14th December 2007 all properties will require a Home Information Pack to be ordered before the property can be placed on the market, this is with the exception of new builds.
A HIP is an indexed set of statutory documents. Some MUST be included, but others are optional. The Home Information Pack includes:
- Ownership details - copy of the title deeds.
- Local Authority Searches and Drainage Searches.
- Energy Performance Certificate - part of a drive to make homes more energy efficient and meet EU directives to reduce carbon emissions.
